I agree with others.. choose another location.

How can you concentrate with your new business and having somone on your back before you start??

You could lose alot of money and alot of wasted time.

I would get two things sorted before signing the lease.

1) Talk to the landlord and get an extension or another lease for 20 years or something to start on the day the current lease ends. If you can't get an extension - walk away

2) Write a proposal to the Gym owner (use simple words no more than 4 letters in a word) Explaining how it will make him money and how you will have an advertisement for his gym and how much it costs etc. Try and make friends with the d1ck head

If you do move in I would seriously consider cctv in as many locations as possible
