Fob Trouble!

Hello. I know this has been asked before, and I have seen the posts about the sequence to use to reprogram a fob. However the problem I have is slightly different. This is on a 1998 Avensis CDX Hatch. When I try to lock the car with the fob, it will not lock the car, but does arm. When I press to unlock the car, it does try to unlock, and disarms, so the unlocking part seems to be ok. Also, if I do arm the car with the lock button, then open a door, the indicators start to flash, but I am getting no siren. Has anyone else had this same problem? Thanks in advance, Ian.
