landcruiser 90 alarm fob reprogram

hello every1

got a 90 series landcruiser 1998 model just wanna no if i can reprogram a new key fob as mine is playing up.

when i lock the car with the fob i can go to get in it later and key fob plays up sometimes and can take an age to get working again

i have replaced the Battery and still plays up.

if i open drivers door with the key with alarm on it will go off.

if i lock the door with key alarm still arms and can open again without alarm going off.

been told its little rubbers inside the fob for the buttons to press agains.

looked on youtube but nothing relating to landcruiser 90 series .

any ideas.
